This is an estimate, not a loan approval or a guaranteed amount. It uses the standard 28/36 (lower end) and 31/43 (upper end) debt-to-income guidelines and the information you enter. Actual loan amounts and payments depend on a full review of your loan details, property and finances.

UNDERSTANDING YOUR ESTIMATE

What shapes your home affordability

How the estimate works

Your income, monthly debts, down payment and estimated housing costs are combined to show a possible price range - a starting point for planning.

What affects affordability

Income, existing debts, savings for a down payment, interest rate, loan term and ongoing housing costs all shape the range.

Income and monthly debts

Higher income can widen the range, while recurring payments like car or student loans leave less room for a housing payment.

Down payment and buying power

A larger down payment means borrowing less, which can raise the price range for the same monthly payment.

Interest rate

A lower rate puts more of each payment toward the home itself. Even small rate changes can move the range.

Taxes, insurance and HOA

These costs are part of your monthly housing payment, so higher taxes, insurance or HOA dues can lower the range.

Affordability vs. mortgage approval

This calculator gives an informational estimate based on the numbers you enter. It doesn’t review credit, documents or loan-program guidelines, and it isn’t a loan decision. To explore your actual options, talk with the EZ Mortgage team or start your application.

QUESTIONS

Home affordability FAQ

The range uses two commonly cited debt-to-income guidelines: 28/36 for the lower end and 31/43 for the upper end. Your housing payment is limited to a share of your gross monthly income, and your housing payment plus other monthly debts is limited to a larger share. The calculator then works out the loan amount and home price that payment could support at your rate, term, taxes, insurance and HOA dues. These are general guidelines, not EZ Mortgage underwriting rules, and the result is an estimate, not a loan approval.
